- Your quote shows every charge up front: nightly rate, cleaning fee, and applicable state and local lodging taxes. No surprise fees at checkout.
- The balance is charged automatically to the card on file on the due date, and we email you a receipt.
- If a scheduled payment fails, we’ll reach out. A reservation that stays unpaid may be canceled under the cancellation policy below.

We accept major credit and debit cards through our secure online checkout. Card details are processed by our payment provider and are never stored by us or shared by email.

- How to cancel: reply to your confirmation email or email reservations@joyousescape.com. The cancellation date is the date we receive your request.
- Date changes: we’re happy to move your stay to new dates, subject to availability and rate differences. Changes requested within 30 days of arrival are treated as a cancellation.
- Travel insurance: optional travel insurance is offered at checkout. We strongly recommend it, since it can cover cancellations for illness, travel disruptions and other covered reasons that fall outside our policy.
- Weather: we don’t offer refunds for rain or ordinary storms. If a mandatory evacuation order is issued for the property’s area during your stay, we refund the unused nights.
- Our side: if we ever have to cancel (which hasn’t happened in over 5 years), you get a full refund.

Frequently asked questions
Why book direct instead of Airbnb or Vrbo? Same homes, same host, no platform service fees. Once Airbnb’s service fees are added, the same stay usually costs noticeably more there. Ask us for a quote and we’ll show you the side-by-side comparison.
Is booking on your website secure? Yes. Payments run through a secure, encrypted checkout, and you get an instant confirmation email with your receipt and rental agreement.
Do you offer discounts for longer stays? Yes. Monthly stays at Beach & Bubbles get 25% off, and we offer custom pricing for extended stays (60 to 90 days) at PCB 2004. Email us for a quote.
How do I get check-in instructions? All homes have keyless entry. Your door code, directions, Wi-Fi and house guide arrive by email before arrival, once your agreement is signed and payment is complete.
Can I check in early or check out late? Ask us. It depends on whether a guest is leaving or arriving that day, and we’ll say yes whenever the cleaning schedule allows.
What’s provided? Fresh linens and towels, a fully equipped kitchen, and a starter supply meant to cover your first couple of days: toilet paper (a roll per bathroom), paper towels, dish soap and sponge, a few dishwasher pods, laundry detergent, and trash bags. For longer stays, plan to pick up extra paper goods, detergent, coffee and filters. Have a specific need? Let us know and we’ll try to help.
Is there Wi-Fi? Yes, at every property, and it’s fast enough for remote work and video calls.
Is there housekeeping during my stay? Cleaning happens before you arrive and after you leave. Mid-stay cleaning can be arranged for an extra fee on longer stays.
What if something isn’t right when I arrive? Tell us within 24 hours of check-in, with photos, and we’ll get it fixed quickly. For anything urgent during your stay, contact us right away.
Can I have a party or event? No parties or events. Our homes are in residential neighborhoods and resorts, and quiet hours apply.

Beach & Bubbles — Seagrove Beach, 30A
How far is the beach? Ramsgate and Eastern Lake are the closest public accesses, a short golf cart ride or an easy walk. Eastern Lake is a bit of a hidden gem and tends to be less crowded. Its golf cart parking is limited and shared with Ramsgate visitors, so it can fill up. Depending on lake levels, you may need to cross a small lake overflow from the Eastern Lake side; you can always use Ramsgate and walk over instead. Santa Clara is another option nearby, though parking gets tight in peak season.
Is the golf cart included? Yes, a 6-seat street-legal gas golf cart (LSV), topped off before you arrive (~100 miles in one fill). Drivers must be 21+ with a valid license. After signing the golf cart agreement, text us a copy of the driver’s license and insurance to receive the lockbox code for the keys.
Is the pool heated? Yes, the private pool is heated in cooler months (Oct – Mar) to about 84°F (86°F on request). Pool heat is included in your quote.
Do you provide beach gear? Yes: 4 beach chairs and 2 umbrellas. Local vendors rent and set up additional chairs and umbrellas on the beach. Walton County has beach rules (no gear left out overnight, tent size limits), so please check before you set up.
Are pets allowed? Yes, up to 2 pets. A pet fee is added to your reservation when you book. The backyard is quite private but not fully fenced, so please keep pets supervised outside.
Sweet Escape — Sevierville, TN
Tell me about the indoor pool. The private indoor pool is about 12′ × 20′, sloping gently to a maximum depth of 4′. It’s kept at 86°F, warmer than the 78–82°F the American Red Cross recommends for recreational swimming, and comfortable for kids and adults. Because it’s indoors in a wood-frame home, we keep it below hot-tub warmth to manage steam and condensation. You can switch off the pool room’s HVAC to adjust how the room feels. Pool room access is by keypad, and the code comes with your check-in details.
Is there a hot tub? Yes. You can set the temperature and turn the jets on and off from the panel on the hot tub.
How many people can it sleep? Up to 11 guests across 3 bedrooms and 4.5 baths.
Are pets allowed? No pets, to keep the home allergy-friendly for every guest.
Do I need a 4×4 to get there? No. The drive is paved the whole way, including the subdivision road and the driveway, with no especially steep grades or sharp curves. A standard sedan is fine year-round in normal weather.
What’s the neighborhood like? The cabin is in the Riversong community in Sevierville, an easy drive to Pigeon Forge, Gatlinburg and the Great Smoky Mountains National Park. It isn’t gated, but entry and exit are monitored by surveillance cameras, and the community is quiet, peaceful and well maintained.
PCB 2004 at Tidewater — Panama City Beach
What’s the setup? A 1-bedroom, 2-bath condo on the 20th floor of Tidewater Beach Resort (Tower 1), sleeping up to 7.
What amenities does the resort have? Resort pools, including an indoor pool for rainy days, Roman spas, a gaming and arcade room, a theater, and direct beach access.
Do I need to register with the resort? Yes. Tidewater requires guest registration. At registration you’ll receive resort wristbands and parking passes for your group, and we’ll send instructions with your check-in details.
Do you take long stays? Yes, including winter stays of 60 to 90 days. Email us for custom pricing.
